Steps For Buying A Plot

Refer the Neelkanth Residency website for information regarding the project.

    • Study the project and collect information about the Dholera-SIR project and about Neelkanth School and Neelkanth Residency.
    • Call us or our representative for more information about the plot and to know more about the entire project.
    • Discuss with our representative regarding the facility offered, payment options and other details about the purchase of plot.
    • The price of the plot is Rs. 4,000/- per square yard or Rs. 445/- per square feet of plot area (1 sq. yard = 9 sq. foot).
      • The price stated are excluding other taxes (service Tax 4.5% and stamp duty 5.9%). These prices are based on the 100% carpet area (i.e. area of the plot only). The cost of the road passing from the selected plot and other common facility near the selected plot are not charged to the customers.
    • The customer will be invited for the site visit.
      • We strongly recommend the customers to visit the site prior to the payment of advance. In that case Neelkanth Residency will arrange for all the arrangements for such visit to the site. Neelkanth Residency will charge only basic cost of such travel and other expenses.
      • The trip will include; site visit, visit to international airport site, visit to construction site of activation area (22.5 sq. KM), visit to site of 8 story administration building (ABCD building) of Dholera, visit to sarangpur, Swaminarayan Mandir (optional).
      • We do not charge from the customers anything, if he/she is interested in booking the plot.
    • Payment of advance amount to book and select the plot. On the payment of advance amount, Neelkanth Residency will give you an option of selection of plot and will enter a “banakhat” agreement with you for the plot.
      • Payment is strictly through bank transections only. No cash transactions are allowed.
    • On full payment, i.e. 100% amount a “Dastavage” agreement for the sale of plot will be done between Neelkanth Residency and the customers, the agreement will have RERA number and all the information regarding the land. On successful registration the owner of the plot will be able to see his/her plot details on the government land portal.
    • Plot handed over to customer will be in following conditions
      • A clear boundary marked with a wall of 2 feet demarking the land area of the plot.
      • Leveling of the entire site including plot area.
      • The customer will have to pay no additional charges for the maintenance or for security of the plot till 2023.
    • The other development of plot will be undertaken once plots for the entire site will be sold.
      • Development charges of the plot will be at actual (approximately Rs. 50-80/- per square feet, as per today’s price).
      • The Development of plot includes:
        • water and electricity connection facility,
        • street light,
        • drainage connection,
        • development of main road and internal roads,
        • boundary wall,
    • Neelkanth Residency will provide all the required support and information, at free of cost,to take benefit from “Affordable Housing Scheme” and corresponding subsidy from the government at the time of the actual construction for the residence. Currently the subsidy amount under Prime Minster affordable housing scheme isRs. 2,50,000/-.
